How the calculation works

Example: a deed records a plot as 2 rai 1 ngan 30 square wah. That is 2 × 1,600 plus 1 × 400 plus 30 × 4 — 3,720 square metres in total, the figure to quote when comparing against a listing priced per square metre.
The multiplication gives an exact arithmetic figure. In practice the area printed on a title deed comes from a field survey that closes the plot boundary, so a fresh measurement can differ slightly. For a sale contract or any filing with the Land Department, treat the area on the deed as authoritative.
